What we do

One team, design to build

Interior Design

Space planning, layouts and 3D visuals for homes and small commercial spaces, prepared with the interior designer we work with and checked by our engineer for buildability. We agree exactly what is being built — down to the finishes — before anyone prices it.

Renovation

Kitchens, bathrooms, whole units. Demolition, wetworks, electrical, plumbing, ceilings, flooring, carpentry and painting, run as one job under one contract, by one person accountable for all of it.

Design & Build Construction

Extensions and building works where design and construction are handled by the same team — so the drawing and the build never disagree, and you are not the go-between.

Our commitments

Things we put in writing

  1. A cost estimate before anyone visits

Send us the scope, your location and your budget, with photos or a floor plan. You get a preliminary cost estimate first — so you know whether the numbers work before giving up an afternoon for a site visit. If they do, the site visit is free.

  2. An itemised quotation

Every item on its own line, with quantity and unit price. No lump sums you cannot check, and exclusions written down, not assumed.

  3. No work on changes without your signature

If you ask for something new mid-build, you get a written Variation Order with the price and the effect on the timeline. Nothing is built until you sign it — so there are no surprise bills at the end.

  4. A programme you can see

A week-by-week schedule before work starts, and an update from us every week of the build, whether or not there is news.

  5. Pay as the work is done

Payment is staged against milestones you can see on site — deposit, then demolition and wetworks, carpentry, finishes, and a final payment only after the defects list is cleared.

  6. Twelve months' defects cover

A 12-month defects liability period on workmanship, from the day we hand over.

How we work

Six steps, first message to handover

  1. Estimate

Send us the job scope and project details — what you want done, where, the size of the space, your budget, and photos or a floor plan if you have them. We reply with a preliminary cost estimate. Being specific and straight about budget at this point saves both of us time.

  2. Site visit — free

If the estimate works for you, we arrange a site visit at no charge. We measure everything, photograph every wall and existing service, and point out any existing defects with you on site. Building rules, permits and access are checked before we leave.

  3. Design

Layout first, then 3D visuals and a finish schedule specific enough to price. Two rounds of changes are included. You sign off the final layout before we price it.

  4. Quotation

An itemised quotation priced against the signed-off design, with payment stages, terms and exclusions. Valid for 30 days.

  5. Build

Work starts once the quotation is signed and the deposit has cleared. We run the trades, keep a daily site record, photograph every service before it's covered, and update you weekly.

  6. Handover

We walk the site and list every defect ourselves, then walk it again with you. The final payment is due only when that list is cleared. You get a handover pack: warranties, manuals, paint and tile references, and the electrical layout.

About Origin

An engineer behind every build

Origin Design & Build was founded in 2026 by Damon Cheong, a civil engineer.

Damon graduated with First Class Honours in Civil Engineering from INTI International University and began his career on major construction projects in Singapore. As a site engineer on Central Boulevard Towers, he supervised subcontractors and the site workforce and carried out rebar and formwork inspections. As a design engineer, he worked on temporary-works design for the Pasir Ris MRT interchange station, drainage design for public housing developments, and earth-retaining structures for high-rise buildings.

In 2022 he came home to Malaysia and co-founded an interior design, renovation and construction business, where he spent four years delivering homes and commercial spaces from design through to handover. In 2026 he set up Origin to run projects his own way.

On the big sites, nothing is built without a drawing, a calculation and a signature.

Origin brings that same discipline to homes and commercial spaces in Kuala Lumpur: measured drawings, itemised prices, written changes, and a programme you can hold us to.

Design is done together with the interior designer we work with, and Damon checks every layout for buildability before it is priced. Origin is growing, and is building its own team one project at a time — but you deal with Damon directly, from the first message to the handover, in English, Bahasa Malaysia, Mandarin or Cantonese.

Questions

Before you message us

Is the site visit free?

Yes. We send you a preliminary cost estimate first, based on the details you give us. If you're comfortable with it, we arrange the site visit at no charge.

Do you charge for design?

Yes, design is a separate item, priced in one of two ways: by area (per square foot) or per 3D view. Which one suits depends on the project, and the fee is quoted upfront so you know before you commit.

Which areas do you cover?

Kuala Lumpur and the Klang Valley. For projects further out, message us and we'll tell you honestly whether we can serve it well.

Do you handle the building management and renovation permit?

Yes, we can handle the submission. Management deposits and permit fees are paid by the owner unless the quotation includes them as a line item — either way, it's in writing.

How long does a renovation take?

It depends on the scope, so we don't guess before the site visit. Once the quotation is signed you get a week-by-week programme with dated milestones.

How does payment work?

In stages tied to progress on site: a deposit on signing, then on completion of demolition and wetworks, on installation of carpentry, on completion of finishes, and a final payment at handover once the defects list is cleared.

What happens if I want to change something mid-build?

We write it up as a Variation Order — what changes, what it costs, how many days it adds — and nothing is built until you've signed it.

Is there a warranty?

Twelve months' defects liability on our workmanship, from the handover date. Appliances and materials carry their manufacturers' warranties, which we hand over to you.
